Design and Drafting
Lewis Consulting Services has designed and drafted many different projects from backyard sheds to multi-million dollar houses, even houses without budgets. Specializing in "Hurricane Resistant" structures using the new Platinum Advanced Technologies structural insulated panel system (SIP), and Insulated Concrete Forms (ICF). Using state of the art 3-D design and modeling software we can show you exactly what your finished product will look like right down to specific design values such as manufacture specific appliances, countertops, floor coverings and even a certain picture on your wall. If you desire a specific wallpaper on your walls, we can scan a sample and show you what it will look like on your walls. Being able to do this we can show those people that can't "visualize" a set of blueprints what the finished project will look like. Mr. Lewis was involved in the first ICF house ever built in Manatee County Florida or west central Florida over 25 years ago. He was also the designer, draftsman and helped build the first Platinum house ever built in west central Florida and only the second one to be built in the state of Florida. Projects have been accomplished all over the United States and several foreign countries. LCS will draft your house or building plans from start to finish. Everything needed and ready to submit to your local Building Department. Our plans are guaranteed to permit. If for some reason the building department needs more information on the plans, then LCS will provide it at no additional cost to you. Below is the normal procedure that we use to design and draft house plans. We can also create plans via email, phone calls & fax or we will come to your office or home if required. Initial consultations are always FREE.
Bring all the information that you have gathered to our office. We will discuss the data the you have. This usually takes app. 2 hours.
We will then draft a preliminary plan from your data. This plan will include the basic floor plan with room dimensions.
A meeting will be set, and we will discuss your plans, and make redline changes.
A final plan will be drafted based on the redline changes. Once the final plan has been drafted, any changes to that plan will be billed at our regular hourly rate. A 50% down payment based on the projected overall square footage of your plan is required at the time of accepting your job. Balance of cost will be due upon pickup of your plans. We have a fast turn-around time and can usually have your plans done within several working days. Below are some rendering examples of what our Chief Architect software is capable of doing.
